Hidden Gem Neighborhoods in Celina, TX – Locals Know Best!

Most people moving to Celina only hear about two neighborhoods. But locals? They know about the five spots nobody’s talking about—where home values are rising fast and the vibe is completely different. I’ll show you exactly where they are—and why you might want to move now, before everyone else finds out.

Neighborhood 1: Uptown Celina

North Square at Uptown Celina - 78 Olivia Clarke Paired Homes, 12 foot wide walking trail, 5 minute walk to downtown - Starting at $400,000 - 2,000-2,500 sqft - Tax rate of 2.86% - HOA Fee: $1,000 per year

La Terra at Uptown Celina - About 400 Pacesetter and Castlerock homes  from 40 foot lots to 60 foot lots with home prices ranging from $380K-$650K - Community Pool, Walking Paths, Green Space, Playground - Tax rate of 2.88% - HOA Fee: $850/year

The Heights at Uptown Celina - 216 Single Family homes and 16 paired homes in phase 1, Pool, Fishing pier, Walking Paths, 8 acres of commercial and retail space, 17 acre multi family space - Normandy and Olivia Clarke Homes - Starting from the mid 400’s - 2.86% Tax Rate - Hoa Fee $1100/year

The Ranch at Uptown Celina - About 1,000 homes built by Taylor Morrison and Toll Brothers - From the $350’s - $800’s - walking paths, biking trails, a resort-style pool, athletic fields, dog park, and more, Tax rate 2.55%, HOA $950/year

Neighborhood 2: Ramble by Hillwood

This neighborhood is a massive 1,380 acre community spanning from Preston Road to Custer Road.

The first phase will have 700 homes built by American Legend, Coventry, Drees, Highland, and Perry. Total this neighborhood will have around 4,000 homes.

There will be a 4 mile greenbelt that runs through the neighborhood including parks, open space, and ponds.

Land has been set aside for 2 celina ISD elementary schools in this neighborhood.

18 acres of land will be used for multi family and 64 acres will be used for retail and commercial

The community broke ground in October 2024 with a projected grand opening in mid 2026.


Neighborhood 3: Legacy Hills

Master planned community situated on 3,200 acres, located near Legacy Drive and Celina Parkway. 

Amenities include a 27 acre city sports park, 7 amenity centers, playscape areas, 3 mile walking and biking trails and more!

Lots will range from 40-65 foot.

Builders will include: Ashton Woods, Beacon Residential, Beazer, DR Horton, Del Webb 55+, First Texas, MI, Lennar, Mattamy, Pulte, Starlight, UnionMain and Windsor.

The 1876 Golf Course will be close by for home owners to enjoy. Memberships are now available. Entitles member, his or her spouse and all unmarried dependent children to full use of the golf course, driving range, fitness center, tennis court, swimming pool, clubhouse dining, and social events. This membership category will be offered in tiers, based on availability.

Neighborhood 4: Yardly - Sutton Fields and Frontier - Taylor Morrison

National homebuilder Taylor Morrison is behind both projects, Yardly Frontier and Yardly Sutton Fields, which will offer build-to-rent homes designed for modern renters seeking space and flexibility.

Each development will include its own leasing office and pool, while residents will share a dog park and open green space between the two neighborhoods. Construction will take place at the northeast corner of FM 1385 and Tudor Place, with leases expected to begin in late 2026.

Yardly Frontier will be the larger of the two, with an estimated price tag of $60 million. This community will feature 246 one- to three-bedroom homes, including single-story cottages and two-story units with garages. Floor plans will range from 700 to 1,400 square feet.

Just next door, Yardly Sutton Fields is expected to cost $55 million and will include 150 two-story, single-family detached homes. These units will offer two to four bedrooms, garages and range from 1,400 to 1,800 square feet.

Neighborhood 5: Serenade

A 414 Acre Master Planned Community located off of Preston and Marilee Road past Celina High School. This will be zoned to Celina ISD!
This neighborhood will have walking trails, a lake with a 750 foot fishing pier, a dog park, a playground, resort style pool, and an amenity center

Perfect for buyers wanting value and Celina schools

One thing that sets this neighborhood apart is that it will become a sought-after destination for pickleball by having a pickleball complex featuring four regulation-sized courts. The complex will also include covered resting lounges on each side and on-site restroom facilities to facilitate longer stays and accommodate tournaments.

There is no release date as to when this neighborhood will begin presale, but the project has been approved by the city of Celina, so we should see more information coming out about this neighborhood in the near future!

Bonus: Off The Rails Ice House

New $3,000,000 Restaurant is coming to Celina, TX

Off The Rails Ice House is set to open in Celina by August 2025. Located south of Sunset Boulevard and west of Coit Road, the venue will cover about 15 acres, featuring a large outdoor pavilion and an indoor space of roughly 5,500 square feet.

Owners Tucker Covington and Kyle Wheland, friends since 2007, are creating an ice house-themed restaurant with seating for around 150 people. The highlight will be an 8,800-square-foot covered patio, equipped with TVs, fans, and misters, designed for year-round enjoyment.

The menu will include Americana favorites like smash burgers, Tex-Mex, and salads. Wheland told the Celina Record, “We are excited to be a part of Celina so we are going to lean into Celina’s heritage, which is why we choose the name Off the Rails Ice House with the railway running through the city of Celina.”
